設(shè)計說明

現(xiàn)狀基地毗鄰中心城區(qū)，距西站副中心30分鐘車程，距小白樓主中心、海河柳林副中心及天津濱海國際機場1小時車程以內(nèi)，擁有良好的區(qū)位交通吸引城區(qū)客源。

The current base is adjacent to the central city, a 30-minute drive from the West Railway Station sub-center, and within an hour's drive from the Xiaobailou main center, Haihe Liulin sub-center and Tianjin Binhai International Airport. 紅+綠 用地融合

本地塊位于一條豎向的商業(yè)軸線和一條橫向的教育軸線的交接處，周邊還分布多個居住區(qū)。

我們通過“紅+綠”“紅+紅”“藍+綠”的空間組合方式，使功能有機穿插合為一體，從而達到增加周邊地塊溢價率的效果。

規(guī)劃水系與綠化相互融合，衍生“藍+綠”立體空間，多方位激活城市濱水生活。

結(jié)合雨水花園等海綿設(shè)施進行海 綿系統(tǒng)設(shè)計，根據(jù)海綿系統(tǒng)調(diào)整岸 線，進行雨水的收集、凈化，排入 市政管網(wǎng)部分水體進行回收利用， 用于市政綠化澆灌及沖刷市政路面等。

· 地塊內(nèi)部西側(cè)道路（道路寬度 25 米，與西側(cè)車行路距離 120 米，該 路嚴重割裂了公園用地，不利于公園功能布局和生態(tài)系統(tǒng)。

景觀策略一：取消該路，保留公園 完整性，利用景觀園路連接南北兩 側(cè)交通，削弱對兩側(cè)商業(yè)可達性和 使用效率所帶來的不利影響；

景觀策略二：道路下穿，可保留公 園景觀連貫性，但土建造價較高， 經(jīng)濟性較弱，不建議選用；

景觀策略三、道路下沉，同時與商業(yè)的下沉廣場、公園地下停車出入口結(jié)合進行設(shè)計，但景觀連貫及觀賞性較弱，不建議選用。

景觀四大主題 / 一湖、二區(qū)、三島、多廊道

景觀分區(qū)依照主要對應(yīng)周邊城市土地使用與本身的設(shè)計景觀框架而設(shè)定，分成一 湖——360 度的環(huán)湖景觀、二區(qū)——天街片區(qū)、水街片區(qū)、三島——生態(tài)珠串島、 科普創(chuàng)意島、娛樂演繹島、多廊道——生活性綠廊綠道。
